I communicate daily with many sales and broker associates in this area, and quite often know what homes are available - BEFORE they are advertised in the market! This gives me a big advantage because quite frankly, in this area it's a Sellers paradise. Many times, in the amount of time it takes to get the paperwork done and into the MLS and local Newspapers, Hot Desirable homes have already been seen and placed on contract.
